MULTI-DESTINATION RESORTS (INTERNATIONAL RESORT GROUPS)
Timeshares, which are not tied to any fixed week in a specific apartment appeared more than 30 years ago. They are called floating.
About 25 years ago the founders of the resorts, who had several of them, thought of uniting them into a resort group, where, by purchasing a timeshare, the owner could choose for himself for a vacation each time any of the resorts of the group in accordance with the purchased size of the apartment and the week of the season.
These memberships have gained popularity over the years as the wide range of air travel options has encouraged families to travel to a variety of new destinations.
The bigger - the better?
If a Multi-Destination Resort (International Resort Group) has a large number of timeshare clubs located in different countries and regions you may never even need an exchange system for which you would have to pay extra for the membership.
When you look at the list of countries that Diamond Resorts (Hilton Grand Vacations) offers its owners to go to your head start spinning from choice: Austria, Bulgaria, England and Scotland, France, Germany, Greece, Italy, Ireland , Malta, Norway, Portugal (Madeira and coast), Spain (Coast, Canaries and Balearics), China, Hong Kong, India, Indonesia, Japan, Malaysia, Thailand, Singapore, Australia, New Zealand, Mexico, Costa Rica, Brazil , Belize, Aruba, Barbados, Cayman Islands, Dominican Republic, Jamaica, Puerto Rico, Sin Maarten, Virgin Islands, South Africa, Canada, USA (almost all states, including resorts in California, Florida, New York, Las Vegas...)
But don't rush to buy Diamond Resorts if you don't plan to travel constantly around the world.
Maybe the Holiday Club is more suitable for you with their 15 resorts in Finland, 5 in Spain and one in Sweden
Or Club la Costa Destinations, which is now part of Ramada Group which offers its members holidays in Turkey, Spain (on the coast and Tenerife), Austria, Great Britain and Florida (USA) - a total of 21 resorts in choice.
Usually in a Multi-Destination Resort (International Resort Group) there are no restrictions (except for the purchased apartment size and the season of the week) in choosing which club you can go to. You can go to a different one each time or always to the same one if you have a favorite one.
We recommend focusing not on the fact that the group has a wide geography but it should be the list of the resorts and destinations where you definitely want to go.
Is this reliable?
A Multi-Destination Resort (International Resort Group) is a group of resorts united by a single property registry, in which all new timeshare owners are registered, who are assigned certain property at one of the resorts of the group. Except from in the registry, the property assigned to the owner is not indicated anywhere and the owner of the timeshare is not limited to it, but on the contrary he receives the right to enjoy a holiday week at any resort of the group in apartments that correspond to the purchased type and size within the season indicated during the purchase.
The body that controls it is the Resort Trustee (Trust Company or Notary) who ensures that each buyer is assigned a timeshare property and thus there are no more people in the club than timeshares.
A floating week is a week that can be used at any time during the year (subject to availability). This is usually connected with the seasons: high, middle and low. Each year you will book your desired holiday period during the season you own. Due to competition between existing owners for prime weeks, availability may vary. High and low seasons vary from resort to resort. Be sure to do your research before purchasing to avoid disappointment.
FLOATING TIMESHARE WEEKS
Some of our most sought-after resorts use variable week systems, and we have many buyers waiting for attractively priced weeks with popular brands such as Marriott Vacation Club or Anfi Group of Resorts.
The downside of the floating weeks is the price you can get for it. While this may be bad news, the floating week owners who are unwilling to negotiate the price and ask for significantly more money than other sellers are unlikely to ever sell their timeshare. The simple reason for this is that floating weeks are usually distinguishable only by their apartment size and time of year. So a 2 bedroom floating week, which can be used at any time of the year, is identical to any other 2 bedroom floating week of the same season. This leaves only one factor that potential buyers will consider, and that is, of course, the price.
You can set any asking price you wish, although for more information on how we can best help you sell your floating weekly timeshare, please email us.
